Orange County and Greater Palm Springs offer two distinct snapshots of Southern California luxury real estate this fall. In the October 2026 reports from The Institute for Luxury Home Marketing, Orange County's single-family luxury market favored sellers, while Greater Palm Springs showed a more balanced relationship between inventory and sales.
These are October editions reporting September 2026 activity. Here is a closer look at the numbers, with complimentary access to both full reports below.

The Institute sets a separate luxury price threshold for each market. These figures describe different groups of properties, rather than a like-for-like comparison of homes.
Orange County: more sales and shorter market times
Orange County recorded 503 luxury single-family sales, compared with 448 in September 2025. Inventory edged down from 1,628 to 1,557, while median days on market fell from 34 to 28.
The median sale price reached $2,384,000, up from $2,150,000 a year earlier. That is a change in the median of homes sold; it does not mean every individual property appreciated by the same amount.
The countywide classification also masks differences between price ranges. The $2.1 million to $2.399 million band had a 47% sales ratio, compared with approximately 3% for homes priced at $13.5 million and above. A property's competitive position deserves a closer look than the overall market label alone.
The Orange County report also includes attached luxury homes, using an $850,000 benchmark. That segment recorded 234 sales, a $1,117,500 median sale price, and 30 median days on market, with a 27% sales ratio.
Greater Palm Springs: a slower pace
Greater Palm Springs recorded 39 luxury single-family sales, down from 61 a year earlier. Inventory also declined, from 406 to 281. The median sale price was $1,645,000, compared with $1,799,000 in September 2025, and median days on market increased from 52 to 89.
Its 14% sales ratio placed the market in The Institute's balanced category. Activity varied within the region's price bands: homes between $1.6 million and $1.849 million recorded 10 sales against 30 properties in inventory, a 33% sales ratio. A balanced regional market can still contain more competitive segments.
